Finding a suitable place to rent can take time, particularly when demand is high.

KMPM’s letting team helps prospective tenants understand the rental process and find homes that suit their needs, from one-bedroom apartments to larger houses for families or groups.

How to Find a Place to Rent in Limerick

Begin by deciding what type of home, location and monthly budget will work for you. Consider the number of bedrooms you need, your preferred areas, transport links and the practical features that matter in daily life.

Submitting an application does not guarantee that a tenancy will be offered. The KMPM team will explain the next steps and contact successful applicants with the information required to complete the tenancy.

Tenant FAQs

Start by considering the type of property, location and monthly budget that best suit your lifestyle. Think about the features you genuinely need, rather than those that would simply be useful.

An apartment may suit an individual or couple, while a larger house may be more appropriate for a family or group. You should also consider security, parking, public transport, access to work or college, storage and outdoor space.

KMPM can help you narrow your search and identify suitable houses and properties to rent in Limerick.

Before requesting a viewing, consider:

  • Whether the property has enough bedrooms and living space
  • The location and available transport links
  • Parking or bicycle-storage requirements
  • Washing and clothes-drying facilities
  • The appliances included with the property
  • Heating, storage and broadband availability
  • Whether you need a garden or other outdoor space
  • The proposed tenancy start date
  • Which utilities and bills you will be responsible for

Reviewing these details in advance can help you decide whether the property is suitable.

Contact the KMPM office or the letting agent responsible for the property you would like to view. The team will confirm the available appointment times and provide any relevant viewing instructions.

Viewings outside normal office hours may be available by appointment, subject to the availability of the letting team.

Contact KMPM as soon as possible if you cannot attend. Cancelling in advance allows the letting agent to rearrange the appointment and offer the viewing time to another prospective tenant.

Look carefully at the property’s condition, layout, heating, appliances, windows, storage and washing facilities. You should also inspect any garden, parking space or shared area included with the tenancy.

Ask the letting agent about:

  • What furniture and appliances are included
  • The monthly rent and deposit
  • The proposed move-in date
  • The length of the tenancy
  • How maintenance issues are reported
  • Which bills are the tenant’s responsibility
  • The next stage of the application process
Once you have viewed a house or apartment and would like to proceed, follow KMPM’s Step-by-Step Application Procedure. Complete the requested application information and submit the supporting documents specified for that property.

Submitting an application does not guarantee that a tenancy will be offered. The KMPM team will contact applicants about the outcome and explain the next steps where an application is successful.

No. KMPM does not charge prospective tenants a fee for its letting service.

Before making a deposit or rent payment, confirm the amount, recipient and payment instructions directly with KMPM.

Most residential tenancies must be registered with the Residential Tenancies Board. The landlord is responsible for registering a new tenancy within 30 days of its start date and renewing the registration annually. An authorised agent may complete the administration on the landlord’s behalf.

KMPM may support the registration process where it manages the tenancy, but responsibility ultimately remains with the landlord.

Eligible tenants may be able to claim the Rent Tax Credit through Revenue. Eligibility depends on the rental arrangement, the property, the landlord and the tenant’s tax circumstances.

Tenants receiving certain State housing supports, including HAP, Rent Supplement or the Rental Accommodation Scheme, cannot generally claim the credit. Check the current qualifying conditions directly with Revenue before submitting a claim.

The tenancy agreement should explain which utility accounts and charges are the tenant’s responsibility. Tenancy agreements may address utility payments, but they cannot remove rights and responsibilities established under rental law.

Where an account must be transferred into the tenant’s name, contact the relevant supplier to confirm:

  • Identification requirements
  • Opening meter readings
  • Direct-debit options
  • Deposit requirements
  • Billing arrangements

Remove the existing instructions stating that ESB and Bord Gáis accounts must be established using one of two specific payment methods. Supplier requirements can vary and may change.
